🏡 Thinking About Selling in Athens? Start With What Your Home Is Worth

Before you list, repaint, or start packing, there’s one number worth knowing: what your Athens home is worth today. Team Bernstein | eXp Realty can help you find out.

Owned by Lisa and Jason Bernstein, Team Bernstein is a fourth-generation Athens family business with more than 30 years of local real estate experience.

A home valuation is about more than a number pulled from a website. It takes into account your street, your property, and what buyers are looking for in your part of town. With generations of experience in the local market, Team Bernstein brings that neighborhood-level perspective to the process.

Their sellers have achieved outstanding results using the team’s marketing system. Thinking about selling, even if you’re not quite ready? Start with a home valuation and get a clearer picture of your next move.

🏗️ Athens could let downtown buildings rise to 130 feet

The Gist: Athens-Clarke County planners propose raising the building height limit from 100 to 130 feet downtown and from 65 to 95 feet in commercial-general zones, including corridors such as Atlanta Highway and Lexington Road. Properties beside single-family neighborhoods would be excluded. Height limits in smaller commercial-office and commercial-neighborhood zones would stay the same.

Why It Matters: Mayor Kelly Girtz says taller buildings could make development on some parcels financially viable and bring in more tax revenue. Commissioner Dexter Fisher raised firefighting concerns: officials say buildings over 100 feet require extra staffing and training. Commissioner Melissa Link suggested requiring commission approval before developers can build above current limits.

🏠 Will Your Home Inspector Walk the Roof?

image.png

That Athens home might look perfect during a showing, but did anyone get a good look at the roof? Home Pro Residential, a locally owned home inspection company, walks roofs when weather conditions permit and it’s safe to do so.

Inspectors check visible flashing, vents, and chimneys, then document any visible defects. They also enter crawl spaces when practical, helping you get a clearer picture of the property’s condition.

Before booking, review what the inspection covers, including areas where access may be limited, so you know what to expect.

Have a house in mind? Visit Home Pro Residential’s website and select Schedule Inspection to get started.
