Your Retirement Plan Has a Silent Partner (It's the IRS)

Every dollar in your 401(k), 403(b), and IRA has a silent partner: the IRS. You haven't paid tax on that money yet, so the bill grows right along with your balance.

Here's a hypothetical: You're 30 with $100,000 in a 401(k), and it grows 8% a year. By 60 it's worth about $1 million, and every dollar you withdraw gets taxed as income…but at unknown future tax rates!

A Roth conversion flips the order, so you pay tax on the $100,000 now and move it into a Roth IRA, and qualified withdrawals in retirement come out tax-free.

Your 30s and 40s are often the cheapest time to do this. Income tends to be lower, and credits like the Child Tax Credit can absorb part of the bill.

It isn't right for everyone. It depends on your tax bracket today versus in retirement, and whether you can pay the tax without dipping into the account.

Zach is an Athens-based advisor who runs these numbers for local families. Grab a free coffee with him and find out whether a conversion makes sense for you.

Hypothetical example for illustration only. Not a projection of any investment's performance. Results depend on individual circumstances. Consult a tax professional before converting.

🏬 Pine Wood Estates could get two retail buildings next door

The Gist: The owners of 1295 US Highway 29 North have asked Athens-Clarke County to rezone 2.38 vacant acres from agricultural residential to general commercial, which would allow retail development. Their nonbinding site plan shows two buildings totaling 19,600 square feet. The rest of the 4.169-acre parcel would keep its current zoning.

Why It Matters: The site borders Pine Wood Estates, a manufactured-home community, and sits near Athens Christian School. The applicant estimates the proposed stores would generate about 994 vehicle trips a day and says nearby commercial zoning makes retail a fit for this stretch of Highway 29. The applicant also says it needs a variance from the required buffer beside Pine Wood Estates.

What's Next: The Mayor and Commission is scheduled to consider the rezoning at a public hearing Tuesday, Oct. 6, at 6 p.m. in City Hall.
