🏘️ West Broad apartments could replace Butter Bites and Encounter Cafe

The Gist: Cardinal Group seeks downtown zoning for 2.47 acres on West Broad Street. Its plan would replace the strip mall housing Butter Bites and Encounter Cafe with a six-story building of 181 apartments and 425 bedrooms, plus eight five-bedroom townhouses. Planning commissioners recommended approval, 5-4.

Why It Matters: Cobbham and Dearing Street residents object to 211 parking spaces for 465 residents and extending downtown zoning past Finley Street. Hill First Baptist supports the plan; Cardinal has pledged a memorial garden for the church and $2.2 million for the county's affordable housing trust fund.

What's Next: Commissioners are scheduled to discuss the rezoning October 20; a public hearing is tentatively scheduled for November 4.
