🏬 Athens may allow twice as many apartment bedrooms at Georgia Square Mall
The Gist: Athens-Clarke County, acting on developer Mark Jennings's request, proposed replacing the approved site plan for Georgia Square Mall's roughly 80 acres on Atlanta Highway with a special zoning district. It would raise the usual limit in commercial zones from 25 to 50 apartment bedrooms per acre and allow buildings up to 100 feet across most of the property, up from 65 feet.
Why It Matters: That could allow about 4,000 bedrooms versus roughly 2,000 in the approved plan. Planning commissioners want minimum retail and green space so the mall site does not become mostly apartments. Mayor Kelly Girtz says ground-floor shops would still be required along Atlanta Highway; Jennings says he needs flexibility to get financing.
What's Next: The mayor and commission have final say on the zoning request.
